Dear Homeowner,

Programs

The Making Home Affordable © (MHA) Program is a critical part of the Obama Administration's broad strategy to help homeowners avoid foreclosure, stabilize the country's housing market, and improve the nation's economy.

Homeowners can lower their monthly mortgage payments and get into more stable loans at today's low rates. And for those homeowners for whom homeownership is no longer affordable or desirable, the program can provide a way out which avoids foreclosure. Additionally, in an effort to be responsive to the needs of today's homeowners, there are also options for unemployed homeowners and homeowners who owe more than their homes are worth

Through MHA modifications, homeowners have been able to lower their mortgage payments more than $500 each month, a significant savings for families.

  2. Scam artists often target homeowners who are struggling to meet their mortgage commitment or anxious to sell their homes. Recognize and avoid common scams.
  3. Beware of people who pressure you to sign papers immediately, or who try to convince you that they can “save” your home if you sign or transfer over the deed to your house.
  4. Do not sign over the deed to your property to any organization or individual unless you are working directly with your mortgage company to forgive your debt.

Before you call
Use the checklist below to make sure that you have all of the information you need to work with a HUD-approved housing counselor.  These documents are helpful to make sure that you have all of the information you need to correctly fill out your paperwork and make a budget.
 
Checklist

  • Information about your first mortgage, such as your monthly mortgage statement.
  • Information about any second mortgage or home equity line of credit on the house.
  • Account balances and minimum monthly payments due on all of your credit cards.
  • Account balances and monthly payments on all your other debts such as student loans and car loans.
  • Your most recent income tax return.
  • Information about your savings and other assets
  • Information about the monthly gross (before tax) income of your household, including recent pay stubs if you receive them or documentation of income you receive from other sources.
  • It may also be helpful to have:  A letter describing any circumstances that caused your income to be reduced or expenses to be increased (job loss, divorce, illness, etc.) if applicable


Who owns your loan?..most banks only service the loan..Check to see if Fannie or Freddie owns the loan..The more you know and understand the better you will be able to understand on how they servicer may be able to help you.
